House Paid Off?
One of the best days — but it can accidentally cancel your home insurance. Dennis walks through what happens when the mortgage is gone and why you need to call your agent right away.
One of the best days!
A frequent conversation we have with our homeowners who paid their mortgage off five months before their renewal.
(Me) This is Dennis with the Kaiser Insurance Agency.
(Caller) Is this Allstate?
(Me) Yes it is.
(Caller) I have been a customer over 30 years and you all are cancelling my home insurance.
(Me) I am sure there is a simple explanation as we usually like to keep our long-tenured insured with us.
(Me) Did anything change for you on your home in the last year?
(Caller) Well, we did pay it off.
(Me) That explains it — mystery solved. Only one mortgage company in the last eight years has sent a note to my agency letting me know that the mutual customer paid off the balance on their mortgage and no longer will be charged and paid for from their escrow account. You received a cancellation notice because the mortgagee-billed premium paid in full did not arrive as anticipated, so we notify you that no one has paid for your home insurance this renewal.
(Caller) So why not send me the bill?
(Me) If no one notifies us the mortgage is paid off, then we would continue to bill the third party until you call to notify us it's paid off — or you receive a cancellation notice for non-payment after the due date.
Help Us Help You
Please call us to ensure we can update our files, since the bank is likely not letting us know on your behalf. No need to miss a discount or get a late notice when we can change the billing to you at your home rather than a former business relationship no longer paying on your behalf.
You can let us know when a vehicle is paid off and we can happily make the deletion of the lienholder information as an interested party. They never paid the bill on your behalf in Washington — we would just terminate their receipt of all duplicate notices for changes on your account, as they would no longer be entitled to it.
If you are moving, selling, or changing lienholders, please let us know about it as soon as possible.
Each year, if you can just make a quick accounting of the renewal notice to make sure the information listed is accurate for that policy — that goes a long way.
Allstate, as a rule, will like most carriers only go back 30 days to correct information that our insured would need to alert us to, as we would not know any other way.
If you finance or refinance a loan, the lienholder wants that information updated within a time frame that may be less forgiving — resulting in forced insurance potentially going back several months.
We want to help you avoid costly mistakes and extra paperwork whenever possible.
Ask about the paperwork needed for removing a National Flood Program flood policy — there are extra steps involved.
